Lake Seneca

Himrod, New York

Perched on a 20-foot bluff overlooking the west side of Lake Seneca, this 1970s-era home was purchased by new owners seeking to transform its modest structure into a contemporary lakeside retreat. Originally, the house featured a single story of living space above an unfinished walk-out basement. While it included a porch and sliding glass doors facing the lake, the design failed to fully capitalize on its dramatic waterfront setting.

Plan A was commissioned to reimagine the home, enhancing both its architectural character and its connection to the landscape.

The entire exterior was reclad in vertical metal siding with a matching metal roof, giving the house a clean, modern profile. The entry façade, located on the non-lakefront side, was intentionally kept understated. Upon entering, however, the home opens dramatically to panoramic lake views through a newly designed open-plan living, dining, and kitchen area. A full-length balcony extends from this level, immediately drawing occupants outdoors and into the landscape.

To optimize lake views, the roofline was raised, allowing for soaring ceilings and expansive glazing in the main living space. The great room was created by removing interior partitions, resulting in a light-filled, open environment. Clerestory windows on the west-facing wall provide cross-ventilation and capture the warm glow of sunset.

The original three-bedroom layout on the main floor was completely reconfigured. A new primary suite was introduced, featuring a separate dressing area and a luxurious five-fixture ensuite bathroom. Additional spaces include a dedicated home office and a powder room for guests.

A new open stairway leads to the lower level, where the previously unfinished basement was transformed into a vibrant living space. This floor now includes a family room, game room, two bedrooms, a full bathroom, and ample storage.  The lower level opens to a new outdoor patio, with stairs descending the bluff to a newly constructed dock and boat lift seamlessly connecting the home to the lakefront and enhancing its recreational appeal.
